INSPECTION PROCEDURES

The following outlines the process and our corresponding fees regarding INSPECTION services by ACCESSIBILITY CHECK for a TAS Inspection.  We can inspect all subject projects, including state leases. 

 

PROCESS – The Owner is responsible for securing an inspection within 30 days after the completion of construction (Administrative Rule 68.41).  Note – Per Administrative Rule 68.10(18) the Owner is defined as “The person or persons, company, corporation, authority, commission, board, governmental entity, institution, or any other entity that holds title to the subject building or facility.” The inspection process may be initiated by steps 1 – 5 below.

1. REQUEST FOR INSPECTION – Complete, sign and date the Request For Inspection form and return it to ACCESSIBILITY CHECK in electronic pdf format along with the fee and trip charge. The request for inspection must be initiated by the Owner or the Owner’s designated agent.

2. OWNER AGENT DESIGNATION – If the Owner is going to designate an agent to act on his behalf, the Designated Agent form in electronic pdf format must also be completed, signed, and dated by the Owner and returned along with the Request For Inspection form and fees.

3. PAYMENT – Payment is required prior to scheduling the inspection.

By Check – Send to P.O. BOX 1413, El Campo, TX 77437. Make checks payable to ACCESSIBILITY CHECK.

By Credit Card – To pay by credit card, email a request along with the TABS or EABPRJ Project Registration number and contact information, including the email address, of the person receiving the invoice. We will then process an invoice through our PayPal account. Allow 5 business days for processing.

TOTAL FEE = Inspection Fee plus the Trip Charge.

FEES: Fees are based on 1 site and 1 building or build-out. Projects consisting of multiple sites or buildings are subject to additional fees. Call for more information. Incomplete projects are subject to additional inspections and travel fee.

NOTE: Cancellations requiring a fee refund are subject to a $100.00 processing charge.

4. SCHEDULING – Once items 1, 2 (if applicable) and 3 have been received, call the office for inspection scheduling. In some instances ACCESSIBILITY CHECK must request access to the project file from TDLR or another RAS prior to scheduling the inspection.  The inspection may occur anytime within one year after the completion of construction.

The project must be occupied and the Owner or Owner’s representative must be present at the time of inspection.

5. Proof of Ownership – TDLR is now requiring the following if it has not already been uploaded to TABS:

A PDF copy of the real or commercial property records reflecting the property address, legal description, or map location associated with the property reflecting the owner contact information and CAD (County Appraisal District) number. (The owner is the person or entity holding title to the property.) The owner contact information reflected on the copy of the CAD record and the owner contact information provided for the owner contact at registration must match.

When the property owner listed is a Limited Liability Company (LLC), Limited Partnership (LP), or Limited Liability Partnership (LLP), provide a copy of the Texas Secretary of State (SOS) record OR copy of Article of Formation. Also, complete and submit the Limited Liability Ownership Form.

The Owner is responsible for compliance with the Texas Architectural Barriers Act.  Our inspection shall not be construed to mean acceptance of this responsibility.
